In which district of Warsaw is it best to buy a flat?

Warsaw has as many as 18 districts covering a total area of almost 520 square kilometres. In the regularly conducted district rankings, the individual parts of the capital are evaluated, among other things, in terms of safety, communication, culture and entertainment as well as shopping and cost of living. These are at the same time aspects that should be carefully analysed when buying a flat in Warsaw.

In the aforementioned categories, high positions are held by: Śródmieście (unrivalled in terms of access to culture and entertainment), Mokotów, Wola, Żoliborz and Ursynów, as well as Wilanów and Ursus.

When choosing a property for yourself, pay attention to the aspects most relevant to you and the needs of your household. When buying a flat for rent, think in terms of the versatility of the property, which should suit as many potential tenants as possible.  

The cost of renting a flat vs. the price of buying a flat in Warsaw - is it worth it?

The property rental market in Poland's capital city is very diverse. Renting a flat in Warsaw, depending on the location and size of the unit, can cost the landlord between PLN 2,000 and even PLN 6,000.

The capital is the most expensive in this respect, and in the case of larger flats, rental prices in Warsaw can be as much as twice as high as the rental prices of a flat of a similar size and standard of finish in Krakow, Gdansk or Wroclaw.

And what about the prices of flats? According to Expander's data, in Q4 2021 the prices of flats in Warsaw rose by 13% on average, with prices per square metre ranging between PLN 12,000 and 15,000.

At the same time, Q3 2021 recorded the second lowest residential offer in the Warsaw market since 2015. Only 1,499 units remained on sale, and just over 4,000 flats were put on sale (most in Ursus, Białołęka and Włochy).

Buying a rental flat in an attractive location and to a high standard is an investment for which now is a good time! In addition, you do not need to handle cash! All you need is sufficient capital to finance your own contribution of around 10 - 20% of the investment and creditworthiness. The rental income, in the vast majority of cases, exceeds the instalment of the loan for the purchase of the flat.

Time to choose a flat? The real estate market offers finished flats (so-called turnkey flats) and shell flats. Which option will be the most advantageous for you?

  • Flat in development state is a flat that requires additional finishing works and the purchase of equipment (appliances and furniture). Premises in a development state are most often equipped with internal installations and windows and external doors. The walls are plastered and pre-leveled, and the floors have a concrete screed. This is a flat that you can finish in 100% according to your own vision, but you have to reckon with additional financial outlay and the time required to carry out the works.
  • Finished flats these are flats ready to move in immediately after receiving the keys! Most of the finished flats available on the primary market are of a high or very high standard, fully equipped and partly furnished (kitchen and bathroom equipped with built-in furniture and appliances).
