Key factors determining whether a property is premium

When it comes to real estate, the word premium refers to a high standard of interior finish using selected materials. It also means above-average floor space and a convenient location. However, the list of factors that make a chosen property a luxury property does not end there. What size should a premium flat be, how can we understand a convenient location and what else can indicate that a flat is of a high standard? We elaborate on this topic in the article below!

Freedom of arrangement

It is a well-known fact that the more space available, the greater the comfort for the occupants and the freedom of interior design. The number of rooms is also an advantage, as they offer additional possibilities of arrangement, e.g. creating a wardrobe or own office. This is possible in the case of a large flat, but it is not an obligatory condition. The comfort resulting from a large area is the only factor that defines a premium investment, but this does not mean that a smaller area closes the way to being called a luxury property. More important is the way in which the space is arranged and achieved through appropriate interior design.

Convenient location of the investment

The ideal location, or what kind of location? We hasten to answer! Developers should take into account all the variants that a customer may consider when deciding on a flat in a given location. If the apartment building is located away from the centre, proximity to public transport stops and very easy and fast access to the main part of the city is an absolute must. Communication with the centre is crucial for many clients working in the heart of the city.

Another aspect is a nice and well-kept neighbourhood, access to green areas both around the house and further away - we're talking about parks where you can go for a walk or a morning workout without being too far from where you live. Communing with nature is even the most important thing for many people, so if they choose a flat instead of their own house with a garden, they need to have plenty of opportunities to enjoy nature close by.

The last thing one looks at when choosing a location is access to extensive infrastructure. We are talking about shops, restaurants and service outlets. This is an additional and important factor in choosing a flat. And on top of that, all the issues mentioned greatly enrich the perception of the investment.

Underground parking and monitoring

Among further factors determining the standard of the flat, are the amenities on the estate itself and what is additionally included in the offer. Do we have our own parking space, preferably in an underground garage? Is there monitoring installed on the estate to increase our safety and comfort? Perhaps the entrance gate is automated, opened by remote control. A lift in the building is a given, but it is worth adding that it is an amenity especially for the elderly, without which we cannot imagine a premium investment.

Check: Turnkey housing - what does it actually mean?

The quality of the finish of the facade and common areas is not insignificant. The use of durable finishing materials for both the exterior and interior of the flat is another key issue, and it must be added that premium flats are most often finished turnkey straight away. In our opinion, a premium flat should be designed in an elegant style, accompanied by original lighting and materials from trusted brands offering quality and beautiful design of floors, bathroom ceramics or kitchen equipment.

All the aspects mentioned add up to a premium investment, which, as we observe, is constantly in high demand!
