Deciding whether to build your own home or to choose a flat can be a sleepless night. Which solution is better and for whom? It certainly depends on everyone's individual preferences. However, there are certain points that undeniably speak in favour of choosing a flat and in this article we will present our arguments to you.
Flat - less work and maintenance costs
Building and maintaining a house involves a great deal of time and work. From spring to autumn, we have to take care of mowing the grass, looking after the plants in the garden, and all the work on the exterior of the building is on our side. In winter, on the other hand, the house needs to be heated independently. This does not mean that responsibilities have to be discouraging! Many people nevertheless dream of having their own home and take on the gauntlet of building and maintaining it. However, it is possible to achieve similar comfort with less effort. Choosing a flat that is roughly the same size, centrally heated and even has a dedicated garden is possible with flats! Many properties are available in a similar metric size to a house - up to 130 m². When you choose such a property, you don't have to worry about heating issues or the renovation of the staircase and infrastructure on the estate. Usually, the comfort, safety and tidiness of the development is taken care of by a dedicated building manager.
Check: What formalities do I have to go through when buying a flat?
There is no doubt that building your own home also involves a number of onerous formalities. Starting with the purchase of a plot of land, through construction of the house, which is usually entrusted to external companies, to finishing the building from the inside. What is more, we often have to take care of supplying utilities to the property, design the infrastructure around the house, i.e. pavement, garage and even the access road.
An individual project is harder to sell!
When we design our dream home, we have a vision about the number of rooms, the square footage, the location and any functions we want our home to fulfil. What worked best for us may not necessarily suit others, however, when we decide to sell the house. In the case of flats, the wide range of offers available increases the buyer's chances of finding the one that suits them best, and selling should not be a problem, due to the practical nature of both the flat blocks being built, the convenient locations in which they are being built and the versatile interior finishes proposed by investors.
Check: Step-by-step flat selection
A flat is also a good investment for years to come, as it is well known that property prices tend to rise and the value of a flat can only gain over the years.
We hope that we have convinced those who are undecided, and that we have not discouraged those who dream of owning their own home! In the end, it is always advisable to be guided by your own preferences. A house may turn out to be a very good choice for those who have always lived at home and now want to live with their family, for example away from the centre in the countryside, continuing the tradition. However, there is no denying that flats are no different from houses and finding a flat in a secluded location is also not a problem.
